The Lagos State Government has reduced the minimum land size required for estate development from 10,000 square meters to 5,000 square meters.
The Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, announced this during the maiden Quarterly Media Parley held at the ministry’s conference room in Alausa.
Olumide explained that the adjustment reflects the current realities in Lagos, where population growth and rapid urbanisation have heightened the demand for housing and estate projects.He revealed that some promoters of the 176 non-complying estates recently published by the government had approached the ministry for guidance on regularising their estates.
He warned that enforcement would soon begin on those who fail to comply. The commissioner added that the regulatory exercise would be extended to more areas, including Ikorodu and Ikeja. He also noted plans to clearly define requirements for communities that had been converted into estates without approval.
Highlighting the importance of proper planning, Olumide mentioned that key projects such as the Blue and Red Rail Lines, flyovers, and highways are aligned with the state’s development plans. He cited the completion of several master and model city plans, including those for Alimosho, Kosofe, Lagos Island, and Badagry.
Olumide further disclosed that over 3,000 hectares of land had been identified for reclaiming and redesigning neglected spaces, such as power-line and gas-line corridors, to create structured facilities like parking zones to ease traffic congestion.
He emphasized that the process for obtaining planning permits is now faster and more efficient, with approvals obtainable within 10 days of payment. Plans are also underway to fully automate the system for greater transparency and ease of access.
